My 24 yr old is literally making me sick. BP 180/100.
I can not take it any more. I have called the police, he has been in the hospital psyc ward. He is threatening, he is belittling, he curses me the biggest "F" words and I can not tell you how deep this hits my heart. I have thrown him out and he comes back threatening if I don't let him in he'll burn the house down. Police don't take him seriously. So I let him back in. I rent and am so scarred of being kicked out because of his loud cursing and threatening ways. I don't want any problems. I am disabled,

You have to let the police know how serious it is. You cannot let him stay in there any longer. Call the cops and have him kicked out.
I might suggest also getting a restraining order--if he comes within so many feet of you, you can call the cops and they pick him up. Remember, though, they are not fallible.
Does he have some sort of mental health issue that has been diagnosed?
You let him back in over and over and he expects it. You have to kick him out and allow time to pass for him to heal--hopefully for the better.
Either that, or can you find someone to help you talk to him and possibly get him to get treatment?

I was also going to say, is it possible to explain what is going on with the landlord? Maybe they can help you too?
Could you guide him to treatment, instead of just kicking him out again? Getting him in some permanent treatment situation might be best for the both of you.

it sounds like your son has serious mental health issues and needs proper treatment...you may need to commit him for care if he will not do so voluntarily. Contact the county mental health in your area and see if they can help.
